When conducting a home inspection, it’s important to systematically evaluate various aspects of the property to identify any potential issues or areas that might require attention. When it comes to home inspections there are 5 key areas that I will inspect: the structural system, the roofing system, the electrical system, the plumbing system and the HVAC system.

Area One: The Structural System

The structural system of a house refers to the framework and components that provide support, stability, and strength to the building. It’s the skeleton of the house that ensures its integrity and ability to withstand various loads and forces

The Structural System Inspection Includes Looking at things like:

  • Foundations Slab and Pier and Beam
  • Grading & Drainage
  • Walls (Interior & Exterior)
  • Ceilings and Floors
  • Doors (Interior & Exterior)
  • Windows
  • Stairways (Interior and Exterior)
  • Fireplace/Chimney
  • Porches, Balconies, Decks and Carports

Area Two : The Roofing System

The roofing system of a house encompasses all the components that make up the roof, providing protection from the elements and supporting the structural integrity of the building. A well-designed roofing system ensures that the house remains watertight, insulated, and protected from weather conditions. Inspectors must examine the roof for leaks, damage, and signs of wear and tear.

  • Roof Covering Materials 
  • Roof Structure & Attic 

Area Three: The Electrical System

The electrical system of a house refers to the network of wiring, components, and devices that provide power for lighting, appliances, electronics, and various electrical needs within the home. A properly designed and installed electrical system is essential for providing safe and reliable electricity throughout the house.. Inspectors must check for faulty wiring, outdated components, and other hazards that could pose a safety risk.

The Electrical Inspection Includes Looking at things like:

  • Service Entrance and Panels
  • Branch Circuits, Connected Devices, and Fixtures
  • Dishwasher
  • Food Waste Disposer
  • Range Exhaust Vent
  • Ranges, Cooktops, and Ovens
  • Microwave Oven (Built in only)
  • Exhaust Bathroom Vent(s)
  • Garage Door Operator(s)
  • Dryer Vents

Area Four: The Plumbing System

The plumbing system of a home is a network of pipes, fixtures, and components that provides a way to supply fresh water to the house and remove waste water. It plays a crucial role in ensuring clean water supply for various household needs and maintaining sanitation by safely disposing of waste water.. Inspectors must check for leaks, clogs, and other issues that could cause damage or health hazards.

The Plumbing Inspection Includes Looking at things like:

  • Water Supply System and Fixtures 
  • Drains, Wastes, Vents
  • Water Heating Equipment

Area Five: The HVAC System

The HVAC (Heating, Ventilation, and Air Conditioning) system of a house refers to the technology and infrastructure responsible for regulating indoor temperature, humidity, and air quality. It ensures comfort and healthy living conditions for occupants throughout the year.. Inspectors must check for proper installation, maintenance, and operation.

The HVAC Inspection Includes Looking at things like:

  • Heating Equipment (if below 70 degrees)
  • Cooling Equipment (if above 70 degrees
